Polk County FL - Overall Existing Home Prices Rose – October 2011

Overall Average Polk County existing home prices increased from the previous month to $107,784 by a almost 2%, while overall existing median prices of $90,000 remained the same. However, compared to the previous year, the median price rose by almost 6%.  Polk County’s overall existing number of home sales in October decreased to a total of 553, compared to 592 Polk County Homes sold in September 2011. .

 

A look back in history of Polk County’s overall existing median home prices compared to October 2011 median price of $90,000:

October 2005 - median price $185,000 (-51.35%) - 763 homes sold

October 2006 – median price $191,963 (-53.12%) – 631 homes sold

October 2007 – median price $174,950 (-48.56%) – 396 homes sold

October 2008 – median price $130,000 (-30.77%) – 444 homes sold

October 2009 – median price $99,000 (-9.09%) – 618 homes sold

October 2010 – median price $85,000 (5.88%) – 567 homes sold

What did Polk County Home Buyers buy?

120 home buyers bought at a price range of $49,999 and below

182 home buyers bought at a price range of $50,000 - $99,999

142 home buyers bought at a price range of $100,000 - $149,999

58 home buyers bought at a price range of $150,000 - $199,999

24 home buyers bought at a price range of $200,000 - $249,999

10 home buyers bought at a price range of $250,000 - $299,999

10 home buyers bought at a price range of $300,000 - $349,999

0 home buyers bought at a price range of $350,000 - $399,999

4 home buyers bought at a price range of $400,000 - $499,999

2 home buyers bought at a price range of $500,000 - $599,999

1 home buyer bought at $1,000,000 and over

 

I noticed that despite the news about robo-signing and court back log to foreclose, there is an increase of homes sold that were bank owned. 

Most of Polk County home buyers paid cash, in fact 55% of all home buyers in Polk County paid cash.


Let me break down October 2011 Polk County existing homes sales into various categories:

  • 469 Single family homes - median price $102,000 – 164 Average Days to Closing 
  • 28 Town homes, villas and duplex units – median price $69,000 – 195 Average Days to Closing 
  • 20 Condominiums – median sold price - $50,500 – 112 Average Days on Closing
  • 35 Modular, manufactured/mobile homes in park/out of park – median sold price $32,900 – 133 Average Days on Closing


Overall Polk County’s Foreclosure and Short Sales Prices – October 2011! 

There were 259 existing Polk County homes sold, not categorized as distressed properties, at a median sold price of $120,000 with 161 average days to closing.  Traditional sales (equity sales) counted for almost 46.83% of our total sales. 

The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales continues to dictate the Polk County real estate market as it accounted for 53.16% of our total sales for the month of October.

153 sold homes were foreclosures/REO Bank Owned – median price $61,000 – Average Days to Closing 93.

141 sold homes were Short Sales – median price $85,000 – Average Days to Closing 236.

Petra, Polk County sure has the volume in sales and what a drop in price over the last 6 years...but with the Lakeland short sale agents guiding the short sale consumer, they will get the best advice in the sale of their home.
