Petra, this is a tough nut and I'm sorry about your sellers...in my market I always advise them to have a contract in hand on their home they are selling & with the condition of finding suitable housing (usually not more than 2 months to find a home)...many buyers will not like that stipulation.  Many realtors don't agree on having a contract in hand which i think is foolish in this market but they're not really looking out for the interests of their clients either.

I would suggest that they find a rental quick since 'the perfect' home has not surfaced...perhaps it never will.  I'd explain that you were protecting them instead of being squeezed to close on another home without being able to sell their current one.  Noone in their right mind does a hubbard clause in my market...i don't know about yours...sorry i'm being opinionated here.

As lakeland fl short sale agents, even conventional sales can pull at you sometimes...let me know what happens..
