Overall Polk County Existing Home Prices – May 2011

Overall Average Polk County home prices increased from the previous month to $102,621 by 1.41%. Polk County’s overall existing home sales in May declined by 9% to a total of 673, compared to 741 Polk County Homes sold in April 2011. 

 

A look back in history of Polk County’s overall existing median home prices:

May 2005 - median price $163,500 (-46.79%) - 904 homes sold

May 2006 – median price $188,000 (-53.72%) – 857 homes sold

May 2007 – median price $183,950 (-52.68%) – 572 homes sold

May 2008 – median price $150,000 (-42.00%) – 466 homes sold

May 2009 – median price $101,000 (-13.86%) – 572 homes sold

May 2010 – median price $92,500 (-5.95%) – 795 homes sold

Overall median sales increased also by 2.35% to $87,000 from the month prior for homes that were sold in Polk County. What did Polk County Home Buyers buy?

155 homebuyers bought at a price range of $49,999 and below

239 home buyers bought at a price range of $50,000 - $99,999

153 home buyers bought at a price range of $100,000 - $149,999

69 home buyers bought at a price range of $150,000 - $199,999

29 home buyers bought at a price range of $200,000 - $249,999

12 home buyers bought at a price range of $250,000 - $299,999

9 home buyers bought at a price range of $300,000 - $349,999

4 home buyers bought at a price range of $350,000 - $399,999

1 home buyer bought at a price range of $400,000 - $499,999

2 home buyer bought at a price range of $500,000 - $599,999

 

Almost 55% of buyers bought the majority of the Polk County homes that were listed as REO/foreclosures and Short Sales.

 

Let me break down May 2011 Polk County existing homes sales into various categories:

559 Single family homes - median price $97,500 – 169 Average Days to Closing 

35 Town homes, villas and duplex units – median price $65,000 – 144 Average Days to Closing 

21 Condominiums – median sold price - $47,500 – 117 Average Days on Closing

56 Modular, manufactured/mobile homes in park/out of park – median sold price $43,950 – 155 Average Days on Closing

 

Overall Polk County’s Foreclosure and Short Sales Prices – May 2011! 

There were 305 existing Polk County homes sold, not categorized as distressed properties, at a median sold price of $109,000 with 177 average days to closing.  Traditional sales counted for almost 45.39% of our total sales. The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales continues to dictate the Polk County real estate market as it accounted for 54.61% of our total sales for the month of May.

253 sold homes were foreclosures/REO Bank Owned – median price $72,9000 – Average Days to Closing 115.

115 sold homes were Short Sales – median price $83,000 – Average Days to Closing 243.
