Looming Deadline to Appeal your Property Assessed Value in Florida

Looming Deadline to Appeal your Property Assessed Value in Florida

The property appraiser mails out Truth in Millage or TRIM Notices to Florida’s homeowners in mid-August.

Are you in disagreement with the assessed property value of your Polk County Florida home?
The Value Adjustment Board notices include three values
  • Market value
  • Assessed value
  • Taxable value
If you don’t agree with the market value, you have the right to appeal your tax assessment by filing a petition to the Value Adjustment Board.

Appeal Property ValueAn informal meeting is encouraged to have your estimation of the market value from the assessor’s property appraisal reviewed by going to the Polk County Property Appraiser’s office and discuss the matter.

Filing a petition
You must file a “petition” in order to appeal before the Value Adjustment Board can hear your case.  Completed petitions must be filed with the Value Adjustment Board.  The non-refundable filing fee is $15 related to a single parcel, plus $5 for reach contiguous parcel.  The petition filing for single parcel in Polk County may also be filed online.

Timely Filing of Petition:
Petitions related to valuation issues may be filed at any time during the taxable year on or before the 25th day following the mailing of the TRIM notices of proposed property taxes. The Value Adjustment Board must receive the petition by the 25th day.
If a representative is acting on your behalf he or she must have written authorization from you the taxpayer, which also applies for immediate family members if their names are not on the deed.

Yep, glad to see this info posted on the Florida Association of REALTORS Early Bird news. I put it on my Localism blog too and hopefully the residents that have incorrect values in our counties will see it. So many that may qualify wait too long.

Petra, I just saw this either today or yesterday and marked it to write a post. I would like to protest my property taxes because they still seem to go up even though my house has gone down in value. Excellent Localism post.

Hi Petra -- Good information to know.  Our county auditors here are very busy these days with challenges.

Petra, this is good information for consumers to know they can legally protest their tax assessment.

Whne we appealed our own RE taxes it was VERY helpful to know what criteria the board uses in making a decision. We were using current comps and the man from the county was going back 2 years. Needless to say we got our reduction.

See you did not get a visit from my "friend". Ha, ha. Never heard back from her either. Was very nice talking to you earlier today. I am looking forward to our BBQ here in October. Why should the kids get all the treats?

Hello everyone - I'm glad you stopped by to comment - it is greatly appreciated.

Help spread the news in your state as well.

John - that is excellent that you received a reduction.
