Lakeland FL Homes For Sale - What Defines The Status “Active With Contract”?

Last year Mid-Florida Regional MLS, which I subscribe to, added another status amongst the more notable statuses, such as: Active, Pending, Sold.  The newest status is “Active With Contract”.Consumers Frequently Asked Questions

Since this change took place, I receive quite a few emails and calls from consumers asking me what does “Active With Contract” mean.

It means simply that there is a fully executed contract in place. However, there is a contingency, such as pending 3rd party approval.  Such status is seen very often on Lakeland Fl Short Sales or foreclosures.  The benefit for “Active With Contract” status is for the seller to accept back up offers in case the buyer walks.  This happens quite often, especially with short sales due to the lengthy process of getting the short sale approved by the seller’s lender.  

“Active With Contract” allows for the sellers and their listing agents to continue to be marketed online through various portals such as realtor.com, trulia.com, zillow.com, IDX websites, other syndicated channels and my own websites. 

While the status “Active with Contract” is not intended to replace the “Pending” status. The “pending” status clarifies that the contract is solid and heading towards closing.

First impressions last, and you will find it easier to sell your home in Lakeland Florida if you have done your best to improve its looks. Focus on making it beautiful and welcoming at first glance.And don’t worry – you won’t have to spend too much money to give your house for sale a fresh new look. 

Start with the outside.

Most homeowners don’t bother improving the curb appeal of their homes, thinking that it’s just the inside that counts. After all, you won’t be living in the garden, will you? Even so, the outside of your home in Lakeland Florida still matters – a lot. Your home’s exterior is usually the basis of a prospective buyer’s first impression.
In order to improve the looks of your house for sale on the outside, start by weeding out all the unwanted elements in your front yard or garden. Mow your lawn – and do so regularly until you’ve found yourself a buyer. Wipe clean the outer sides of your windows as well. Lastly, make sure your front door knob is in good working order. Nothing can get rid of a buyer’s desire faster than having a rattling, rusty front door to unlock. 

Add a bit of color and warmth with plants and trees.

Granted, it’s too late to plant trees in time for selling your home in Lakeland Florida. You definitely still have time to add a few potted plants, though. Be strategic with how you place them. They can line the streets, your porch, or – if they are large enough – they can be one of the highlights of your front yard. Just make sure they don’t block your home’s driveway or walkway. They’d be an unwanted nuisance then. Plants also mean flowers, and the latter will give your home a vibrant feel.

Make your home easily identifiable. 

Another huge turn-off for homebuyers is when a house for sale in Lakeland Florida is impossible to find. This won’t be a problem if you live next to the beach or some equally easy-to-find landmark. But if you are one of the gazillion of houses in a gated community or subdivision, then you need to make things easier for your visitors.
Start with your house number. Use bold colors for paint and make sure they are large enough to be easily seen. An alternative to this is using plate numbers, which you can purchase from any hardware store in your area.  

Fences can also be an identifying mark if you choose a bright color for its fresh coat of paint.

Work on all the necessary repairs.

Cracks in the walls, broken shingles, and creaking floor steps leading to your front door can and should be remedied. Everything that requires repair should be repaired. There are many homes for sale in Lakeland Florida. Why would a homebuyer opt for a rundown property when they can buy a better-maintained home for the same price?

Sandpiper Golf & Country Club, an active 55+ community, is located in North Lakeland FL with easy access to I-4, top medical facilities, shopping a dining. The homes were built in the late 80’s through the late 90’s and contain approximately 1200 single homes and villas from over 900 – 2,000 square feet. Homes have 2 or 3 bedrooms, vaulted ceilings, and offer a variety of floor plans and upgrades, such as enclosed patio, flooring, kitchen, appliances, etc. They are mostly used as vacation homes for our Snow Birds as their winter resident; however year around living shows an active lifestyle in this community, such as golfing, swimming, social gatherings, walking, exercising, dining and much more.

Beautiful Mute Swan Nesting In Lakeland FL Lake Morton

Swans are one of the most visible features of Lakeland’s most visible lakes, such as Lake Morton, Lake Mirror, Lake Hollingsworth and Lake Wire. Lakeland has become a representation of swans as they appear everywhere in town, such as in store windows, library counters, promotional literature, logos, banners and on City of Lakeland’s symbol. This is another reason why I love to live in Lakeland.

While sighting of swans were as early as 1923 from lake front residents who purchased the swans as pets, however by 1954 the last swans became prey to alligators, people and dogs.   Today, most Lakeland residents know the history of the swans swimming ever so eloquently since 1957 due to the efforts of Lakeland resident Mrs. Robert Pickardt who wrote Queen Elizabeth of England and inquired about purchasing a pair of swans from the Thames River.  The Queen would donate a pair providing Lakeland residents would pay for capturing and shipping the royal flock. Needless to say, money was raised and since February 1957 their descendants continue to beautify Lake Morton and other lakes downtown Lakeland FL.

The City of Lakeland has done an outstanding job taking care and protecting these beautiful swans.  Spring is the time where the swans begin to build their nest to lay their eggs – a lovely site to see when you walk around Lake Morton.  Recently, thieves stole about 40 swan eggs and their motivation is money as the eggs are worth about $150.00 and a cygnet about $300, according to Ledger’s report.

Last year when Bank of America announced the Florida Incentive program giving homeowners up to $20,000 who successfully close on or before August 31, 2012. I was a skeptical of how exactly would it work out for the Lakeland FL homeowners.  It turned out that not all of the homeowners who thought would get such an incentive got it, there were some who did not qualify, however these homeowners successfully closed with a waiver of deficiencies.
 
Lakeland FL Short Sale Success 

I am happy to report that a short sale finally closed and sellers finally walked away free and clear with a little cash to get on with their lives.  Bank of America HAFA short sale which included a Florida Incentive payment for a successfully closed transaction on April 27, 2012 on a single family home in Lakeland FL.

The home has 3 bedrooms/2baths with about 1,689 living square feet.  It was purchased in December 2007 for $169,500.  

It was sold for $118,500. A decline in market value of 30% within 5 years.

Liens:  
1st mortgage balance of $156,000 with Bank of America

Hardship:
Curtailment of Income

I was contacted in October and shortly thereafter receiving all pertinent documents I marketed the property for $129,000 online in November.  All required documents including HAFA application were sent through Equator for Bank of America and received an approval in February.

Seller received full waiver of deficiency as well as HAFA and Florida Incentive pay totaling $7,800, buyer received 3% closing cost assistance on USDA loan and closing took place on April 27, 2012 - It took 171 days from listing to closing.

In an article by Business Insider, Mamta Batkar considered that Lakeland-Winter Haven, FL is one of the best 15 housing markets in the next five years.  Not a bit surprised since the last five years have been the road from hell when it comes to the Lakeland FL real estate Lakeland FL-Winter Haven Best Housing Marketsmarket.  Prices have dropped like you would drop a hot cake off the pan if it lands in your bare hands.  Needless to say, the decline of overall home prices are at about 50-60% from Mid 2006.

With most Florida and California markets being forecasted as the best housing markets to come, I do agree Lakeland-Winter Haven market is one of the better market to invest in, despite that it was once considered the worst real estate market to invest in. You don't have to have a Masters in Business to figure out that the Lakeland-Winter Haven, FL is a great place to invest. The homes are affordable and its location would surpass most everyone's expectation when moving to Lakeland-Winter Haven, FL area.

While I suspect the roller coaster ride to continue, I see a trend where multiple offers are back in our real estate vocabulary when it comes to great deals, such as foreclosures and short sales.  Even the traditional homes when priced right can produce multiple offers as our inventory continues to shrink.

When you have a house in Lakeland Florida for sale, it’s easy to find yourself swept away by the millions of things you have to do and prepare for open houses, moving out, and other related activities. Put away all photos and personal mementos in the house.

Sharing my successful short sale closing:

I am delighted to report another successful short sale closing that took place on April 26, 2012.  The home is located in Lakeland, FL it was built in 2006. It is a 4 bedroom/2 bath home which has about 2,550 square feet of living space. They purchased the home in 2006 for $235,900 as their primary residence.

Liens - There were two mortgages on the home with Bank of America - Mortgage Balance $174,400 and $19,600

Hardship - Divorce  

I was contacted in September and listed the property shortly after I received all pertinent documents for $135,000 in September 2011.  Contract was accepted after first buyer walked, the purchase price was $125,000 and accepted on March 19, 2012. Everything was submitted to Bank of America through the Equator System.  Bank of America countered to $130,000 and buyer accepted. On April 11, I received a short sale approval letter notifying me that Bank of America accepted the short sale.

Mortgage Balance: $194,000

Purchase Price:     $130,000

Difference of:       $64,000

Closing took place on April 26, 2012 - it took 212 days from listing to closing. 

The Seller received Full Waiver of Deficiency without any cash contribution and/or promissory note.

Carillon Lakes in Lakeland Florida was developed over ten years ago and it is a deed restricted community. There are a variety of homes and condominiums situated throughout this lovely neighborhood that was developed in the early 2000. This community provides plenty of activities for its residents as well as for children. The community’s monthly calendar is filled with entertainment like, water aerobics, book buffs, game night, investment clubs and much, much more. The appearance of this community shows pride with manicured lawns and walkways throughout the community and its surrounding lakes.

The Carillon Lakes Community in Lakeland FL offer low monthly home owners association fee provide 24 hr gated manned security, lawn mowing in open area on the properties, usage of tennis court, basket ball courts, swimming pool, fitness center, planned activities and much, much more.

Market Snapshot for the Carillon Lakes Community

For the first time since the housing collapse of 2007, I’m beginning to see a normalization of the real estate market when it comes to inventory supply.  Currently the real estate market in this particular community has an inventory supply of about 6 months, which means that is a normal market.  Normal market is considered to have about 5-6 months of inventory supply.  However, home prices for this community seems to be still declining by about 5% from the previous year.

Carillon Lakes in Lakeland FL has currently a homes for sale that offer great contemporary architectural style built single family homes from 1638 – 2787 square feet of living space ranging from $103,950 – $195,000. There are also currently 9 homes under contract which 6 are short sales, 2 bank-owned and one traditional.

Carillon Lakes Homes for sale in Lakeland FL:

1 homes – Bank-owned/REO – average list price: $103,950
1 homes – Short Sales – average list price: $169,900
3 homes – Traditional – average list price: $181,600

1 Carillon Lake Home was sold in March 2012 with a price of $125,000. Same time last year 3 homes were sold with an average price of $147,833.
