Overall Existing Median Home Prices Rose In Polk County FL – September 2011

Overall Average Polk County existing home prices increased from the previous month to $105,365 by a almost 1%.  Polk County FL overall existing median prices have increased as well to $90,000 compared to $82,140 from August 2011 and for a long time an increase from the previous year.  However, Polk County’s overall existing number of home sales in September decreased to a total of 588, compared to 641 Polk County Homes sold in August 2011. .

Polk County Florida Existing Home Prices on the Rise?September 2005 - median price $182,500 (-50.68%) - 930 homes sold

September 2006 – median price $185,000 (-51.35%) – 634 homes sold

September 2007 – median price $170,000 (-47.06%) – 343 homes sold

September 2008 – median price $139,900 (-35.67%) – 476 homes sold

September 2009 – median price $103,000 (-12.62%) – 601 homes sold

September 2010 – median price $85,000 (5.88%) – 628 homes sold

116 homebuyers bought at a price range of $49,999 and below

209 home buyers bought at a price range of $50,000 - $99,999

148 home buyers bought at a price range of $100,000 - $149,999

72 home buyers bought at a price range of $150,000 - $199,999

14 home buyers bought at a price range of $200,000 - $249,999

10 home buyers bought at a price range of $250,000 - $299,999

12 home buyers bought at a price range of $300,000 - $349,999

2 home buyers bought at a price range of $350,000 - $399,999

3 home buyers bought at a price range of $400,000 - $499,999

2 home buyers bought at a price range of $500,000 - $599,999

 

September sales in Polk County was even between foreclosures and short sales vs. traditional sales. 

Most of Polk County home buyers paid cash, in fact 52% of all home buyers in Polk County paid cash.

Let me break down September 2011 Polk County existing homes sales into various categories:

  • 507 Single family homes - median price $100,000 – 178 Average Days to Closing 
  • 21 Town homes, villas and duplex units – median price $55,949 – 155 Average Days to Closing 
  • 26 Condominiums – median sold price - $49,750 – 127 Average Days on Closing
  • 35 Modular, manufactured/mobile homes in park/out of park – median sold price $35,100 – 168 Average Days on Closing

Overall Polk County’s Foreclosure and Short Sales Prices – September 2011! 

There were 292 existing Polk County homes sold, not categorized as distressed properties, at a median sold price of $113,500 with 174 average days to closing.  Traditional sales (equity sales) counted for almost 49.66% of our total sales. 

The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales continues to dictate the Polk County real estate market as it accounted for 50.34% of our total sales for the month of September.

  • 157 sold homes were foreclosures/REO Bank Owned – median price $64,934 – Average Days to Closing 109.
  • 139 sold homes were Short Sales – median price $86,000 – Average Days to Closing 249.

Overall Polk County Existing Home Prices – January 2011

Polk County’s overall existing home sales slipped to a total of 545 Polk County Homes sold in January. Average home prices have also declined from the previous month to $93,705 by almost 12.50% resulting in a rough start for the Polk County housing market as traditional home sellers struggle to keep up with homes declining values.  

 

If you have read my recent featured article titled: "Proactive Ways on how toPolk County Fl Existing Home Prices for January 2011 Educate the Media and the Consumer on the Local Housing Market".  - Check it out first because January's Polk County housing market report portrays different numbers than the one the Ledger reported on February 23, 2011. This data here in this article represents all of existing Polk County FL homes sold in January 2011 reported by all Realtors that have sold homes in Polk County and not only Polk County Realtors. 

 

A look back in history of Polk County’s overall existing median home prices:

·        January 2006 – median price $180,000 (-55.56%) – 618 homes sold

·        January 2007 – median price $189,500 (-57.78%) – 444 homes sold

·        January 2008 – median price $154,350 (-48.17%) – 290 homes sold

·        January 2009 – median price $98,000 (-18.37%) – 389 homes sold

·        January 2010 – median price $97,950 (-18.33%) – 504 homes sold

 

545 existing homes sold – a 16% decrease from the previous month (648) sold homes in Polk County, FL.

Overall median sales decreased also by 11% to $80,000 for homes that were sold in Polk County. 147 homebuyers bought at a price range of $49,999 and below

198 home buyers bought at a price range of $50,000 - $99,999

121 home buyers bought at a price range of $100,000 - $149,999

40 home buyers bought at a price range of $150,000 - $199,999

16 home buyers bought at a price range of $200,000 - $249,999

13 home buyers bought at a price range of $250,000 - $299,999

3 home buyers bought at a price range of $300,000 - $349,999

5 home buyers bought at a price range of $350,000 - $399,999

1 home buyer bought at a price range of $400,000 - $499,999

1 home buyer bought at a price range of $500,000 - $599,999

 

Almost 60% of buyers were cash buyers who bought the majority of the Polk County homes that were listed as REO/foreclosures and Short Sales.

 

Let me break down January 2011 Polk County existing homes sales into various categories:

·        459 Single family homes - median price $88,000 – 161 Average Days to Closing

·        31 Town homes, villas and duplex units – median price $63,000 – 122 Average Days to Closing

·        24 Condominiums – median sold price - $51,250 – 157 Average Days on Closing

·        40 Modular, manufactured/mobile homes in park/out of park – median sold price $47,950 – 281 Average Days on Closing

 

Overall Polk County’s Foreclosure and Short Sales Prices – January 2011!

There were 168 existing Polk County homes sold, not categorized as distressed properties, at a median sold price of $108,750 with 217 average days to closing.  Traditional sales counted for almost 31.00% of our total sales. The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales continues to dictate the Polk County real estate market as it accounted for 69% of our total sales for the month of January.

·        281 sold homes were foreclosures/REO Bank Owned – median price $65,000 – Average Days to Closing 107.

·        96 sold homes were Short Sales – median price $86,150 – Average Days to Closing 255.

Polk County Florida Overall Housing Market - February 2010

Polk County’s overall existing home sales increased and it goes along with what has been reported at state and national level with increased sales for February. However, prices continue to drift downwards blaming it widely on discounted distressed sales throughout.

596 existing homes sold – an increase of 19% from the previous month (500 sold homes) in Polk County and an increase in sales activity of 145 Polk County homes sold from the previous year of 451 homes sold.

Overall Polk’s median price for existing homes decreased by 12.5% from the previous month to $85,700 and respectively decreased 15% from the previous year.

Let me break down February 2010 Polk County existing homes sales into various categories:

  • 514 Single family homes, townhomes, villas and ½ duplex – median sold price $99,000 – 147 Average Days to Closing
  • 39 Condominiums – median sold price - $51,111 – 187 Average Days on Closing
  • 43 Modular, manufactured/mobile homes in park/out of park – median sold price $55,000 – 233 Average Days on Closing

Let’s take a look at the distressed Polk County real estate market!

There were 232 existing homes sold, not categorized as distressed properties, at a median sold price of $111,000 with 200 average days to closing, which counted for almost 39% of our total sales. The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales counted for 61% of our total sales in Polk County for the month of February.

  • 283 sold homes were Bank Owned – median price $75,000 – Average Days to Closing  87
  • 81 sold homes were Short Sales – median price $98,000 – Average Days to Closing 274
