Polk County FL - Overall Existing Home Prices– November 2011

Overall Average Polk County existing home prices decreased from the previous month to $103,394 by  4% as well as the previous year by 2%.  Overall existing median prices of $89,000 fell slightly by 1% from October 2011. However, compared to the previous year, the median price rose by almost 6%.  Polk County’s overall existing number of home sales in November dropped off a bit to a total of 541, compared to 553 Polk County Homes sold in October 2011.

 

A look back in history of Polk County’s overall existing median home prices compared to November 2011 median price of $89,000:

November 2005 - median price $185,000 (-51.89%) - 723 homes sold

November 2006 – median price $187,000 (-52.41%) – 573 homes sold

November 2007 – median price $168,000 (-47.02%) – 377 homes sold

November 2008 – median price $126,992 (-29.92%) – 371 homes sold

November 2009 – median price $104,500 (-14.83%) – 593 homes sold

November 2010 – median price $84,000 (5.95%) – 498 homes sold

Most of Polk County home buyers paid cash, in fact almost 55% of all home buyers in Polk County paid cash.

  • 450 Single family homes - median price $98,000 – 171 Average Days to Closing
  • 30 Town homes, villas and duplex units – median price $73,000 – 134 Average Days to Closing
  • 26 Condominiums – median sold price - $42,250 – 146 Average Days on Closing
  • 35 Modular, manufactured/mobile homes in park/out of park – median sold price $39,500 – 159 Average Days on Closing

 

Overall Polk County’s Foreclosure and Short Sales Prices – November 2011!

There were 276 existing Polk County homes sold, not categorized as distressed properties, at a median sold price of $115,500 with 169 average days to closing.  Traditional sales (equity sales) counted for almost 51% of our total sales.

The distressed properties which includes Bank owned, pre-foreclosure, in foreclosure and short sales fell slightly in Polk County  as it accounted for 49% of our total sales for the month of November.

130 sold homes were foreclosures/REO Bank Owned – median price $59,000 – Average Days to Closing 87.

135 sold homes were Short Sales – median price $84,000 – Average Days to Closing 240.

Overall Average Polk County existing home prices increased from the previous month to $107,784 by a almost 2%, while overall existing median prices of $90,000 remained the same. However, compared to the previous year, the median price rose by almost 6%.  Polk County’s overall existing number of home sales in October decreased to a total of 553, compared to 592 Polk County Homes sold in September 2011. .

October 2005 - median price $185,000 (-51.35%) - 763 homes sold

October 2006 – median price $191,963 (-53.12%) – 631 homes sold

October 2007 – median price $174,950 (-48.56%) – 396 homes sold

October 2008 – median price $130,000 (-30.77%) – 444 homes sold

October 2009 – median price $99,000 (-9.09%) – 618 homes sold

October 2010 – median price $85,000 (5.88%) – 567 homes sold

I noticed that despite the news about robo-signing and court back log to foreclose, there is an increase of homes sold that were bank owned. 

Most of Polk County home buyers paid cash, in fact 55% of all home buyers in Polk County paid cash.


Let me break down October 2011 Polk County existing homes sales into various categories:

  • 469 Single family homes - median price $102,000 – 164 Average Days to Closing 
  • 28 Town homes, villas and duplex units – median price $69,000 – 195 Average Days to Closing 
  • 20 Condominiums – median sold price - $50,500 – 112 Average Days on Closing
  • 35 Modular, manufactured/mobile homes in park/out of park – median sold price $32,900 – 133 Average Days on Closing


Overall Polk County’s Foreclosure and Short Sales Prices – October 2011! 

There were 259 existing Polk County homes sold, not categorized as distressed properties, at a median sold price of $120,000 with 161 average days to closing.  Traditional sales (equity sales) counted for almost 46.83% of our total sales. 

The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales continues to dictate the Polk County real estate market as it accounted for 53.16% of our total sales for the month of October.

153 sold homes were foreclosures/REO Bank Owned – median price $61,000 – Average Days to Closing 93.

141 sold homes were Short Sales – median price $85,000 – Average Days to Closing 236.

Overall Average Polk County home prices increased from the previous month to $102,621 by 1.41%. Polk County’s overall existing home sales in May declined by 9% to a total of 673, compared to 741 Polk County Homes sold in April 2011. 

 

A look back in history of Polk County’s overall existing median home prices:

May 2005 - median price $163,500 (-46.79%) - 904 homes sold

May 2006 – median price $188,000 (-53.72%) – 857 homes sold

May 2007 – median price $183,950 (-52.68%) – 572 homes sold

May 2008 – median price $150,000 (-42.00%) – 466 homes sold

May 2009 – median price $101,000 (-13.86%) – 572 homes sold

May 2010 – median price $92,500 (-5.95%) – 795 homes sold

Overall median sales increased also by 2.35% to $87,000 from the month prior for homes that were sold in Polk County. 21 Condominiums – median sold price - $47,500 – 117 Average Days on Closing

56 Modular, manufactured/mobile homes in park/out of park – median sold price $43,950 – 155 Average Days on Closing

 

Overall Polk County’s Foreclosure and Short Sales Prices – May 2011! 

There were 305 existing Polk County homes sold, not categorized as distressed properties, at a median sold price of $109,000 with 177 average days to closing.  Traditional sales counted for almost 45.39% of our total sales. The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales continues to dictate the Polk County real estate market as it accounted for 54.61% of our total sales for the month of May.

253 sold homes were foreclosures/REO Bank Owned – median price $72,9000 – Average Days to Closing 115.

115 sold homes were Short Sales – median price $83,000 – Average Days to Closing 243.

Overall Polk County Existing Home Sales for April 2010

The Florida Realtors Association reports that existing home sales for April rose by 27% and statewide existing home median price of $140,100 increased by 1% from the previous year in April 2009.  Increase in statewide sales activity of 3% was also reported from the previous month as well as 2.3% higher than March’s statewide median existing home price of $137,000.

Polk County’s overall existing home sales continued to improve in April. However, prices continue to drift downwards blaming it widely on discounted distressed sales throughout the county from the previous year.

819 existing homes sold – an increase of 7.45% from the previous month (758 sold homes) in Polk County and an increase in sales activity by 29% of overall existing homes sold from the previous year of 580.

While overall Polk’s median price for existing homes stabilized from the previous month to $91,000, the median home price from the previous year is showing a decline by almost 7%.

·      724 Single family homes, townhomes, villas and ½ duplex – median sold price $99,900 – 138 Average Days to Closing

·      42 Condominiums – median sold price - $63,500 – 105 Average Days on Closing

·      53 Modular, manufactured/mobile homes in park/out of park – median sold price $54,000 – 198 Average Days on Closing

Let’s take a look at the distressed Polk County real estate market!

There were 302 existing homes sold, not categorized as distressed properties, at a median sold price of $122,250 with 175 average days to closing, which counted for almost 37% of our total sales. The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales counted for 63% of our total sales in Polk County for the month of April.

·      404 sold homes were Bank Owned – median price $71,498 – Average Days to Closing  82

·      113 sold homes were Short Sales – median price $99,900 – Average Days to Closing 260
