Lakeland FL Short Sale and Foreclosure Market Report – November 2011

For the month of November, the Lakeland real estate market of short sales and bank-owned (REO) properties has decreased. There were a total of only 92 distressed homes sold that were in some kind of distress, compared to the 98 homes the previous month and 74 home the previous year.

Current inventory for Lakeland FL foreclosures as of 12/30/11 is at 85, while 51 homes currently are under contract and awaiting closing.

$50,000 – $99,999 – 14 homes

$100,000 – $149,999 – 10 homes

Current inventory for Lakeland Short Sales as of 12/30/11 is at 359 homes, while 330 homes are under contract and waiting to close.

Lakeland FL Existing Overall Home Prices  – November 2011

Average overall Lakeland existing home prices dropped to $109,606 in November from the previous month.  Overall median home prices for existing homes in Lakeland Florida also decreased from the previous month as well as from the previous year.  While the inventory of Lakeland foreclosures is down, distressed properties continue to be a major contributor in determining market values for Lakeland FL homes, November market share of distressed homes was 51% which is an indication that buyers are more willing to stick with short sales as banks are willing to approve short sales in a shorter time frame. 

Lakeland Homes sold in November: 181 previous month:189 – previous year November 10: 135 sold

November – average sales price $109,606

Previous month: $115,266 (-4.91%) – previous year November 10: $120,461 (-4.31%)

November – median sales price $95,000

Previous month: $105,000 (-9.52%) – previous year November 10: $102,000 (-6.86%)

Lakeland FL Existing Overall Home Prices Rose In October 2011

Average overall Lakeland existing home prices rose to $115,266 in October.  Overall median home prices for existing homes in Lakeland Florida increased from the previous month as well as from the previous year.  While distressed properties continue to be a major contributor in determining market values for Lakeland FL homes, October market share of distressed homes however, increased to 52% from the previous months which is an indication that banks are willing to approve short sales because short sale closings have improved and foreclosures are picking back up.

Lakeland Homes sold in October: 189 previous month:187 – previous year October 10: 169 sold

October – average sales price $115,266

Previous month: $114,886 (.33%) – previous year October 10: $115,092 (.15%)

October – median sales price $105,000

Previous month: $100,000 (5%) – previous year October 10: $92,000 (14.13%)

For the month of August, the Lakeland real estate market of short sales and bank-owned (REO) properties have rose well above last month sale. There were a total of only 107 distressed homes sold that were in some kind of distress, compared to the 69 homes the previous month and 110 home the previous year.

Current inventory for Lakeland foreclosures as of 9/26/11 is at 71, while 92 homes currently are under contract and awaiting closing.

Since January 2011, 544 properties received some sort of default notice, summons and/or complaint filings from the clerk of courts and with only 69 foreclosures on the market this shows that most of Lakeland homeowners trying to get loan modifications or just living in their homes not making a single mortgage payment.

Homes in Deer Brooke, Lakeland FL  were built in the mid 1980’s until  current. Prices in this community range from the mid  $100’s to the $350’s.  Usually homes here feature 3 to 5 bedrooms and come with 2 to 3 car garages.  This great country environment is a safe place for residents, whatever stage of life you are in.

Deer Brooke in Lakeland is a beautiful neighborhood that is made up of  500 single family homes.  You will find no cookie cutter homes in this community, they are all unique in style, layout, and have various features to accommodate the different needs and lifestyles of everyone.

Deer Brooke Homes for Sale - Lakeland FL

Currently there are 10 homes for sale in the Deer Brooke Community in Lakeland FL.  These homes feature 3 to 5 bedroom homes with approximately 1,696 - 3,191 square feet of living space ranging from $111,000 - $299,900. 

5 homes - Traditional - average list price: $230,720
4 homes - Short Sale - average list price: $170,750
1 homes - Bank-owned/REO - list price: $124,000

There are five homes in Deer Brooke under contract and awaiting closing, 4 homes are short ales and one of the home is a bank-owned property.

While only one home was sold in August, this home was sold for $194,000 and it was a traditional sale. Summer months are slow in Florida when it comes to sales, therefore a more realistic approac would be looking at the Supply & Demand from 6-12 month.  In retrospect, for the past six months March - August 2011, there were 11 homes sold in the Deer Brooke community in Lakeland, which is a result of about an eight month supply.  They are broken down as follows:

4 homes - Traditional - average sold price: $186,875
3 homes - Short Sale - average sold price: 147,500
4 homes - Bank-owned/REO - average sold price $134,031

Average overall Lakeland Florida home sales decreased to $112,748 for the month of December compared to the previous month.  195 Lakeland Fl houses that have sold which represents above average numbers for this year’s total of 2,287 houses sold. December market share of distressed homes rose to 61% from the previous month.

A stable “healthy housing market has a supply of six month in inventory. Lakeland’s housing market has a total of 2338 including active Lakeland FL Homes for Sale and homes that have gone under contract (pending).  From the chart below you can see the housing trend with respect to Supply and Demand and the overall absorption rate for the Lakeland, FL housing market.

Overall Lakeland Florida home sales decreased to $114,532 for the month of October, down 4.67% from the previous month.  The number of Lakeland homes sold was the third lowest this year to 166 homes sold, reasoning the recent foreclosure moratorium from. October market share of distressed homes decreased to 60% from the previous month. Distressed properties continue to be a major factor in determining overall market values for Lakeland FL homes for the remainder of this year and 2011.

A stable “healthy" housing market has a supply of six month in inventory. Lakeland’s housing market has a total of 2353 Lakeland homes currently for sale and under contract resulting in a 15 months supply, suggesting that the supply continues to be greater than the demand.

Let’s break it down for you to see the supply and demand for traditional homes for sale versus the distressed market in the Lakeland real estate market.


Traditional homes only – Inventory active and pending 1349 homes resulting in 22 month of supply.

Distressed properties – Inventory active and pending 1004 homes resulting in a 11 month of supply.

For the month of June, the Lakeland real estate market of short sales and bank-owned (REO) properties increased its market share from 54% the previous month to 60%. There were a total of 102 properties sold, compared to 117 in June and 71 distressed Lakeland homes sold the year prior, according to Mid-Florida Regional MLS.
 
Currently there are a total of 1,976 Lakeland FL homes for sale and 513 homes under contract (8/20/2010). By calculating total inventory, homes that are under contract which are included in my inventory share because these properties have not closed in which a buyer could walk away at any given time.
  • Bank owned properties – Inventory share is 15.95%
  • Short sale properties – Inventory share is 26.67%
