Successful Nationstar Short Sale Closing - Mulberry FL Near Lakeland - Polk County

Successful Nationstar Short Sale Closing - Mulberry FL Near Lakeland - Polk County

Lakeland Fl homeowners who go to a short sale process know exactly how nerve wrecking it can be whether or not one, two or three mortgages are involved.  There are always stumbling blocks and last minute changes that can come up, such as buyer changing financing programs, permit issues, hospitalization, lender charging extension fees for the short sale and the list goes on.

We as short sale agents feel exactly what sellers are going through, we feel their emotion, their anger because the servicers/lenders are not responding, their angst what happens next.  We are the calm between the two sides (seller and lender), we work hard and dilligently to get the short sale approved - but all that goes by when short sale is successful, such as this one and the reward from a great testimonial.

Petra handled every aspect of our short sale with real knowledge of the process and a true desire to help us in a time of need. The short sale went so smooth because of her experience, something we don't believe we would have found using another company. We are glad we chose Petra as our agent and will recommend her to anyone who is looking. Thanks, Petra, for making this sale happen and for your support through the entire process!”  David

Sharing my successful short sale closing:

Successful Nationstar Short Sale ClosingI am delighted to report another successful short sale closing that took place on February 1, 2012.  The home is located in Mulberry, FL which is located very close to Lakeland in the Imperial Lakes community.  The home was built in 1977. It is a 3 bedroom/2 bath home which has about 1,430 square feet of living space. They purchased the home in 2006 for $153,000 as their primary residence.

Liens - There was only one mortgage on the home with Nationstar - Mortgage Balance $145,000

Hardship - Curtailment of Income.

I was contacted in August and listed the property shortly after I received all pertinent documents for $85,000 in September 2011.  Contract was accepted with a purchase price of $83,000 on September 22nd and everything was submitted to Nationstar Mortgage through the Equator System.  On November 28th I received a short sale approval letter notifying me that Wells Fargo accepted the short sale.

Mortgage Balance: $145,000

Purchase Price:     $ 83,000

Difference of:       $62,000

Closing took place on February 1, 2011 - it took 148 days from listing to closing. This transaction required two extensions due to the buyers change from USDA to FHA.

The Seller received Full Waiver of Deficiency without any cash contribution and/or promissory note.  In addition the buyer received 3% closing cost assistance.

Successful Lakeland Fl Short Sale Closing That Took Five Extensions With Bank Of America

Successful Lakeland Fl Short Sale Closing That Took Five Extensions

I wonder what is the record of extension short sale agents have received from lenders. I've heard threee! How many extension one lender allows for a short sale to finally? This short sale for to close successfully allowed five extensions with Bank of America.

I listed the 2 bedroom/2 bath 1998 mobile home that with over 0.25 acres originally back in January 2011 for $59,000.  The owner who had a mortgage on this property passed away and the heirs wanted to sell the property even if they had to bring funds to closing.  Most of the inquiries were for renting, however the heirs insisted they wanted to sell.  I suggested on numerous occasion to do a short sale because the funds they had to keep up the property were diminishing.  We lowered the price one more time before going the short sale route, however no offers.

In August we changed the listing to market as a Lakeland FL short sale and again lowered the price to $45,000.  Shortly after I was able to attain an offer and the buyer wanted to do a FHA financing.  The buyer did the inspection right away and notified me that they wanted to go forward.  During the title search it was discovered that the heirs would have to go through probate.  Probate was filed and within one month the probate gone through successfully.  At about the time we cleared the probate issue we received an approval letter from Bank of America.

The buyer's lender sent out an FHA inspector and noted things on the mobile home that must be corrected to meet today's standard  for mobile homes prior to get a clear to close.  Since the sellers were without funds to make those repairs the buyer made all required repairs and paid for it out of closing as the seller's lender would not pay for such items.  Time was running out as the buyer's lender came up with additional conditions that would have to be met. I requested short sale approval letter extension a total of four times as December 16th was the latest deadline.

On December 16th as I reviewed my latest email from the buyer's mortgage broker, I immediately called Bank of America's negotiator to ask for another (5th) extension through 12/22.  Throughout the whole day phone calls and emails were being made to make a closing happen.  It was late in the afternoon when I finally received a message that the buyer's lender gave a clear to close.  Once I received the final HUD-1, I uploaded the HUD into the Equator and was given final short sale approval within minutes.

Property was sold for $39,250
