Sellers Still Overprice Their Lakeland FL Homes By A Mile
I really find it hard to believe in today's real estate market that sellers still way overprice their Lakeland FL home. The reality of it is, they still do because it is their home and they really don't care about the listing agent who sells it.
And there are real estate agents out there who take those overpriced listings no matter what the ceiling is. Just the other day, I showed a house to a potential buyer. Beautiful pool home with tons of improvements - my buyer really liked it. It is in a larger nice community, however, the immediate area surrounding this home the values of homes have dropped considerable. This home is overpriced by a mile.
And there are real estate agents out there who take those overpriced listings no matter what the ceiling is. Just the other day, I showed a house to a potential buyer. This home is overpriced by a mile.So I talked with the listing agent and asked why he took the listing. The agent's response was "if I don't take the listing, another agent will and I'm out of the commission."
I have taken overpriced Lakeland FL homes in the past and even though I expressed to my sellers the market values, they insisted. "Let's see what happens, we can always drop it later." While this is going on for months and months with minimal traffic and no offer, it never fails it always sucked the life right out of me. Spending time on research and marketing while my sellers chase the real estate market.
A seller who overprice their home in Lakeland, FL against their real estate agent's advice and without a pricing strategy still must overcome, the inspections, the ever so challenging appraised value and the buyer's lender underwriting guidelines. It is a tough real estate market.
Do overpriced homes sell? Seldom....even with cash buyers or buyers who select conventional financing with a large downpayment, a savvy buyer's agent will make the contract contingent upon agreed contract price appraising. Sellers have to be motivated to sell when it comes down to the nitty gritty, otherwise your overpriced Lakeland FL home may languish on the market for a very long time. Buyers who are interested in your community will notice that your home has been on the market for some time now. The result of overpricing your home could end up turn away potential buyers and real estate agents stigmatizing your property.
One last thing I want you to think about when you severely overprice your Lakeland FL home with an agent who doesn't care about the list price. Your listing agent most likely will use this listing as a "bait" and not tell you that those prospective buyers who he or she took to more reasonable priced homes and sold.
There are deals made on Lakeland FL homes, just not yours.
