Just Sold - Lakeland FL Foreclosure in Carillon Lakes and the Story Behind It
I just closed recently on a Lakeland Florida foreclosure in this beautiful gated subdivision in Carillon Lakes. My client called me after he found a couple of my blog posts searching for Carillon Lakes Homes for Sale. After our initial conversation he told me if I could preview homes for him since he was living out of state, which as a Buyer's Agent is one of my services I offer for all of my clients. He already had a pre-approval letter from his mortgage broker and was ready to sign a Buyer Broker Agreement.
After I previewed a few Carillon Lakes Homes for sale and did my Comparable Market Analysis, he was ready to move forward for me to write up an offer on this ready to move-in Fannie Mae owned home.

After contract acceptance, we immediately did a complete homeowner's inspection as well as a termite inspection that came out to my clients satisfaction. A few weeks later after the contract was accepted my client flew to Lakeland and previewed the home in Carillon Lakes, met with the representatives at the homeowner association and spent the week in beautiful Lakeland Florida and close by beaches. He and his wife were amazed by the condition of the home and were ready to close as soon as possible.
Not So Fast!
My client is banking with his mortgage lender and only seek to finance less than 50%. With impeccable credit, job history and funds to close, the loan process became a nightmare to say the least. Close to the closing date and not a final loan approval on the table, my client had doctor's orders not to answer the phone because of health condition. After numerous phone conversations, emails to all parties involved and having sent an amendment to extend the closing date; my client finally emailed me the extension back so I can forward it on to the listing agent who graciously communicated to the asset manager of what is going on.
My client was ready to just walk away and not continue on with the purchase of the loan because of the difficulties with being transferred from one loan officer to the other and then back to the other one, sending documents not twice but three times until I told him to fax the documents in question to me so I can make sure it gets into the right hands, which it did and things started to move in the right direction. Not to mention that the loan officer has gone on vacation the week before the original closing date and his loan processor did not follow through to get final loan approval.
The Carillon Lakes home finally closed - Why?
The reason my client decided to go ahead with the loan process and finally closed is because it was such a great deal compared to the others that were available, the home was in great condition and was exactly what he was looking for in a home.
