In an article by Business Insider, Mamta Batkar considered that Lakeland-Winter Haven, FL is one of the best 15 housing markets in the next five years.  Not a bit surprised since the last five years have been the road from hell when it comes to the Lakeland FL real estate Lakeland FL-Winter Haven Best Housing Marketsmarket.  Prices have dropped like you would drop a hot cake off the pan if it lands in your bare hands.  Needless to say, the decline of overall home prices are at about 50-60% from Mid 2006.

With most Florida and California markets being forecasted as the best housing markets to come, I do agree Lakeland-Winter Haven market is one of the better market to invest in, despite that it was once considered the worst real estate market to invest in. You don't have to have a Masters in Business to figure out that the Lakeland-Winter Haven, FL is a great place to invest. The homes are affordable and its location would surpass most everyone's expectation when moving to Lakeland-Winter Haven, FL area.

While I suspect the roller coaster ride to continue, I see a trend where multiple offers are back in our real estate vocabulary when it comes to great deals, such as foreclosures and short sales.  Even the traditional homes when priced right can produce multiple offers as our inventory continues to shrink.

Lakeland FL Short Sales - I'm Sorry My Client Doesn't Accept Your Low Ball Cash Offer 

Working as a Lakeland Fl short sale agent there is a lot of crap to deal with day in and day out.  First and foremost, I work in the best interest of my seller and so today, I want to write about what I mean.  Recently, I received an offer on one of my short sales.  With foreclosure inventory down in Lakeland FL, investors think they can scoop up short sales with low ball cash offers.  Don’t get me wrong, I love cash buyers and whenever I receive an offer from a cash buyer I look at the terms and condition of the offer very carefully.

Price - making a low ball offer thinking that “cash is king” does not help my seller in any way shape or form.  Neither will it benefit you, the buyer, because banks don’t care about if it is a cash offer if the price does not meet their expectation, hence bottom line.  My Lakeland FL short sales are priced competitively and aggressively just below market value as I know from experience I can estimate what banks will accept.

Closing Date - just because your offer is cash makes the Lakeland FL short sale process faster.  Not really, banks still have to evaluate the contract and that is the prime holdup during the short sale process.  In addition, if there is a mortgage insurance or a HELOC (home equity line of credit) that will take additional time.   The only time where the process speeds up is because you as a cash buyer don’t have to go through your lender thereby saving about 30-60 days.

Inspections - Lakeland FL short sales that I list are always sold as-is with right to inspect.   As a buyer, I encourage you to have a homeowner’s inspections to include termite, septic, roof, radon and mold done to make sure that the property meets your expectations.  Waiting for the seller’s lender to approve the short sale and then doing an inspection would not be in the best interest for my sellers.  I would have you rather walk if you are not satisfied with the inspection before I receive a short sale approval than after the fact.  Please read my article by clicking here 

In this case with the the low ball cash offer, the buyer wanted to do the inspection after the short sale has been approved, stating it would be a waste of money performing an inspection prior to lender approval.  Yes indeed! It would have been waste of money because the seller’s lender would have declined the short sale because the purchase offer/contract is unreasonable. 

Earnest Money/Good faith deposit - Earnest money or good faith deposit must be delivered at the title company no later than 3 business days after the parties have agreed and signed the contract.  What does earnest or good faith mean, it means that you don’t wait until my seller has short sale approval letter before you deposit your money with the title company.  

Yes, there is a lot of crap I deal with but my ultimate goal when helping Lakeland FL homeowners with their short sales is to avoid foreclosure by having successful short sale closings.  It’s that simple as we don’t accept any offer for our Lakeland Fl Short Sale listings.

Recognizing Snowbirds buying Lakeland FL homesI enjoy reading the newspaper with my morning cup of coffee, yes I still get the morning paper (The Ledger) delivered on my doorsteps every day. One of my favorite section are the "Letters to the Editor".  Recently, I've read such a letter from Marilyn Folkerth giving thanks to all Snowbirds.  I would like to take this moment and thank all Snowbirds, not just Canadians who come to Lakeland Florida, buying houses in 55+ active adult communities and staying for about four to six months out of the year.  Snowbirds are so important not only to Florida, they are especially important to our local economy in Lakeland Florida.  They help small businesses, contribute to our local housing market and support local charities.  I've helped people purchase their second home who are from New York, Michigan, New Jersey, Indiana, and Kansas, mostly in 55+ adult communities.

In the past it has been that most over 55+ home buyers would drive around and look for homes that have for sale signs in the yard.  This is really an unconventional way of searching for homes since some of the 55+ communities do not allow for sale signs in the yard.  With the baby boomers nearing retirement age, most of my inquiries are now connected through my online presence.  There are quite a few 55+ communities available in Lakeland Florida and I want to point out a few that you may find of interest:

Sandpiper Golf & Country Club - Lakeland FLSandpiper Golf & Country Club - a golf community that offers tons of activities, such as golfing, swimming, shuffle board, tennis, social gatherings, library and much more.  With easy access shopping, medical facilities, dining, churches and affordability makes this community a prime target for Snowbirds and folks seeking 55+ communities.

Colonnades community - a gated neighborhood offers residents wonderful amenities. Amenities include; a private Jr Olympic sized heated swimming pool complete with a sauna, and jacuzzi. There is a  shuffleboard court as well.  There is also a club house that offers residents a great fitness center, library, and social room where many events and organized socials take place.  With easy access to downtown Lakeland, medical facilities, shopping, dining, and affordability of homes makes this community a great buy.

Lake James 55+ CommunityLake James Community - Lake James, one of our newest active adult community in Lakeland, FL.  Lake James is an exclusive retirement community nestled in North Lakeland.  This gated community offers maintenance free living and an active lifestyle. Fellow residents enjoy the beautiful appointed clubhouse playing cards, swim a few laps in the heated pool, relax by the poolside while viewing the beautiful 8-acre lake, have a barbecue with friends and family or just take an early morning or evening walk around this lovely Lake James community’s walking paths.

But with all the 55+ communities available, I want you to know that Lakeland Florida is a great place to live.  Lakeland is located smack dab in the middle between Orlando and Tampa with easy access to Interstate 4.  A drive to the beaches can take less than 45 minutes.  Visiting major attractions such as Bush Gardens, Disney, Sea World, Universal Studios, Downtown Disney is also less than hour away.  Not that you have to drive that far because Lakeland has so much to offer from beautiful parks, museums, hiking trails, theater, and entertainment that has been taking place for many years at the Lakeland Center.

Moving To Lakeland FL - Where And How Do I Renew My Drivers License?

Department of Highway Safety and Motor Vehicles in Lakeland Florida has become much more convenient.  We understand that moving to a new area and moving into a new home comes with a mounting list of tasks to be accomplished .We have created an article with the basic key information that you will need when you take care of your DMV needs.   We hope that this article will be helpful for you.

See the Department of Highway Safety and Motor Vehicles website to find all the office locations and hours.  There are more offices in the surrounding area of Lakeland that may be more convenient for you.

At the Department of Highway Safety and Motor Vehicles in Lakeland you will be able to register your vehicle, boat, etc.. Receive your title, new license plate, and get your drivers licence and state issued identification card.  You can also schedule necessary exams (which you are able to schedule online.)   

The contact information above  will lead you in the right direction if you need to physically go to DMV.  Before heading to DMV make sure that you visit their website to see if  what you need to take care of can be taken care of online.  

Drivers License/State ID

The Department of Highway Safety and Motor Vehicles is very strict on the mandatory documentation that is required to receive your drivers license, and a state issued Id card. A list of original documentation that DMV will accept includes:

*Original Birth Certificate
*Social Security card or print out from social security office
*2 proofs of address. Bring in 2 pieces of official mail showing your name and address
on them, the most accepted mail is a utility bill, or your vehicle registration.
*Marriage license or divorce decree if your name there has been a name change.

Remember if you are only renewing your drivers license, and you haven’t had a name change visit DMV online to see if you qualify to renew directly online.  This will save you a tons of time and headache, to not have to go into the DMV’s office to renew. Also on the website there is space that you can have DMV personalize a list of documentation for you so you can  be prepared.

Remember also if you have a valid out of state license and need to convert it to a Florida license you probably do not need to take the test.  Visit DMV’s website to see if you qualify.

Visit the Department of Highway Safety and Motor Vehicles Drivers License website to review the required fees.

Registrations/Titles

Vehicles need to be registered 10 days after becoming employed in the state of Florida, placing children in public school, or establishing residency. To register your vehicle you first must make sure that you have valid insurance issued from a licensed Florida insurance agent.  You must also provide DMV with the original title of the vehicle that you are registering.

Be prepared to pay taxes and fees on your vehicle.  To find out more information on taxes and fees visit the Department of Highway Safety and Motor vehicles  website at www.flhsmv.gov .

  • Recycling/Bulk trash pick up Aside from your normal weekly trash pick up days, you will want to know when your when the Lakeland city water utilities will pick up your recycling  and also when there is a bulk trash pick up.  Normally this will depend on what your address is.  For detailed information on recycling and the bulk trash calendar go online at www.lakelandgov.net.
