Lakeland FL Homes for Sale - Final Walkthrough Why Is It Necessary?
Recently, I represented a young couple buying their first home in Lakeland FL. This young couple read my blogs and followed my home buying tips. They were so excited to get everything so quickly that they almost forgot one last important step before they sat foot into the Title Company for closing.
I told them that I highly recommend a final walkthrough of the Lakeland FL home. Why, the home inspections were done to our satisfaction? They replied, so I told them a true story that could save anyone who is purchasing a property thousands of dollars.
A day before closing the buyers arranged for a walkthrough in which I participated. I met the buyers and unlocked the door to the home. The buyer walked straight into the kitchen and unlocked the sliding glass door. I heard some strange noise coming from the bathroom and as I walked back I noticed the carpet was soaked with water. Needless to say the toilet was leaking and the damage was visible in the adjoining bedrooms. The damage was so extensive that the buyer suspended the closing.
Final walkthroughs are as important as homeowners inspections. You may say that it happens only to vacant properties, but sellers move out just a few days before closing and forget to secure things such as turning off the water or forget to lock up.
I suggest doing always a final walkthrough of any home in Lakeland Florida, preferable on the way to the closing table or the day before to make sure the home you purchase has no damages.
