648 existing homes sold – a 35% increase from the previous month (481) sold homes in Polk County, FL.

Overall median sales increased also by almost 6% to $89,900 for homes that were sold in Polk County. Take a look at the city you live in and see what the numbers are for December 2010 for existing home sales - single-family homes, condominiums, manufactured homes, duplex, villas, and town homes -including distressed homes in Polk County.  Please take note only sales recorded by Realtors® are taken into account. The source for this data is Mid-Florida Regional MLS Service; it is deemed reliable but not guaranteed.

Polk County’s overall existing home sales finished strong for this year of a total of 648 Polk County Homes sold in December. Average home prices have also slightly increased from the previous month to $107,050 by almost 1%.

·        December 2006 – median price $188,450 (-54,55%) – 578 homes sold

·        December 2007 – median price $157,653 (-49.40%) – 368 homes sold

·        December 2008 – median price $122,000 (-33.07%) – 451 homes sold

·        December 2009 – median price $99,281 (-18.97%) – 640 homes sold

159 home buyers bought at a price range of $100,000 - $149,999

Let me break down December 2010 Polk County existing homes sales into various categories:

·        554 Single family homes - median price $100,000 – 155 Average Days to Closing

·        31 Town homes, villas and duplex units – median price $63,000 – 122 Average Days to Closing

·        24 Condominiums – median sold price - $51,250 – 157 Average Days on Closing

·        40 Modular, manufactured/mobile homes in park/out of park – median sold price $47,950 – 281 Average Days on Closing


Overall Polk County’s Foreclosure and Short Sales Prices – December 2010!

There were 249 existing Polk County homes sold, not categorized as distressed properties, at a median sold price of $122,500 with 181 average days to closing, which counted for almost 38.43% of our total sales. The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales counted for 61.73% of our total sales in Polk County for the month of December.

·        289 sold homes were foreclosures/REO Bank Owned – median price $65,000 – Average Days to Closing 105.

·        111 sold homes were Short Sales – median price $93,000 – Average Days to Closing 265.

Buyer Question - When Is The Deadline For Filing Homestead Exemption?

When is the deadline for filing homestead exemption?When I attend closings representing first-time home buyers and buyers moving from a different state taking permanent residency, the question about when is the deadline for filing homestead exemption always comes up and the short answer is:

Deadline For Filing Homestead Exemption - March 1st of the tax year for which the exemption is sought. 


In order to receive 2011 homestead exemption, you must apply by March 1, 2011, so if you moved in after January 1, 2011 you would not qualify for the 2011 homestead exemption. However, you can still and should apply for 2012 homestead exemption - you don't want to miss out saving several hundred dollars.

First-time homebuyers filing for homestead exemption must apply in person and bring their recorded deed and proof of residency, such as Florida drivers’ license, Florida voter registration, Florida vehicle registration or resident alien card. Applicants filing for any exemption are required to present their Social Security cards.

There were over 2200 homes in Lakeland sold and Polk County had almost 8,000 homes sold according to the Multiple Listing Service (Mid-Florida MLS). A good portion of the homes sold are owner occupants and there is a deadline for filing so you can save on your property tax for 2011 when your tax bill arrives in November.

When is the deadline for filing homestead exemption?Beat the rush and file your Polk County property tax homestead exemption on your home early, because – believe it or not - March 1st, 2011 deadline is fast approaching.


If you took residency on your newly purchased home after January 1, 2010, which includes mobile home if the land the mobile home sits on is owned by the same owner.  You surely want to file for a 2011 property tax exemption, also known as homestead exemption.  In addition, you may qualify for an additional $25,000 homestead under Amendment 1 which began with 2008 tax year for a total of $50,000.  


Have you owned a home previously in Florida? You may be eligible for “Save our Home”.  Saving money these days is on everybody’s mind – there are other ways of qualifying for additional savings:


Amendment 7, which was voted by Florida voters on November 7, 2006 and is intended to be an additional discount on taxes owed after all other ad valorem tax exemptions are computed for eligible veterans 65 years and older.


Senior exemption, widow, disability, veterans and total exemption – if qualified you may be eligible to save up to $5,000. Widow or widower must provide a copy of their late spouse’s death certificate. Disability exemptions applicants must provide an attest from a certified Florida physician.  Veteran exemptions applicants must show proof of percentage (minimum 10%) of service-connected disability from the U.S. Department of Veterans Affairs.

I don't know why I have not wrote a post about is cash really king when it comes to buying a Lakeland FL Short Sale. Today, I received another email about this same Lakeland Fl Short Sale - Is Cash Really King?question and here is the question this consumer was inquiring about: "Would a total cash offer help a home purchase progress quicker?" 

As a Lakeland FL Short Sale agent, having represented buyers and sellers, this question comes up quite often and while buyers would think Cash is King, it is not always the case as I explained it in my email to this potential Lakeland FL Short Sale buyer:

Thank you for your email and question.  While cash is king, the offer is still being negotiated with buyer and seller.  Once both parties (buyer and seller) agree to the terms and condition of the offer, the offer becomes a contract for sale and purchase and submitted with all the seller's pertinent documents.   

Although a contract with no financing contingency may get the seller's lender attention and speed up the process after the lender has approved the short sale, the lender's primary goal is to limit their losses.  The lender is only interested in their net, regardless of financing or paying with cash, therefore cash makes no difference to the short sale lender.

Also, please keep in mind that each short sale is different depending on who is the lender and the condition of the property. One of my cash buyers who bought a short sale recently signed the contract in December 09 and closed in May 2010.  

Cash is King may make a difference in a traditional sale when the seller is highly motivated and a discount may be given for a buyer who is low risk and wants to close fast. 

There are some points I would discuss with my cash paying Lakeland FL Short Lakeland Fl Short Sale - Is Cash Really King?Sale buyer:
  • Make an offer that is fair and supported by comparable recent sales.
  • If the lender has a history of taking more than six months to close, be prepared to wait or don't make an offer.
  • Arrange for a homeowner's inspection within a few days after the contract has been accepted, so you don't waste time waiting for the approval - it may even give your Lakeland FL Short Sale buyer's agent additional negotiation power.
  • Remember, no short sale is a guarantee, even when paying in cash - it all depends on the seller's financial situation.

Lakeland Florida Short Sale and Foreclosure Market Report – December 2010

 

For the month of December, the Lakeland real estate market of short sales and bank-owned (REO) properties market share increased to 61.03% from the previous month. There were a total of 119 distressed homes sold, compared to 73 in November and 103 distressed Lakeland homes sold the year prior, according to Mid-Florida Regional MLS.

 

Currently there are a total of 2344 Lakeland FL homes for sale and 470 homes under contract (01/24/2011). By calculating total inventory, homes that are under contract which are included in my inventory share because these properties have not closed in which a buyer could walk away at any given time.

 

  • Bank owned properties – Inventory share is 17.79%
  • Short sale properties – Inventory share is 26.92% 

 

The Graph below compares sold homes in all categories – Traditional Sales (None Distressed), Lakeland Foreclosures (REO) and Lakeland Short Sales.

  • Average days to Closing for bank-owned properties are 109 days
  • Average days to Closing for other distressed properties are 258 days.  

 

 

39 Lakeland FL Short Sale properties sold - average sold price $116,299 – median sold price $96,000

 

80 Lakeland FL Foreclosures (REO) sold – average sold price $87,996 – median sold price $66,338.

 

In my recent blogs I wrote about absorption rate in real estate and how it can affect the homes that are for sale in Lakeland.  I separated the homes by the category of Foreclosures/REO and Short Sales.  The foreclosure inventory moves along well and appears to be balanced with less than six month of supply on hand.

Average overall Lakeland Florida home sales decreased to $112,748 for the month of December compared to the previous month.  195 Lakeland Fl houses that have sold which represents above average numbers for this year’s total of 2,287 houses sold. December market share of distressed homes rose to 61% from the previous month.

The data and graphs for this report were obtained from the Mid-Florida Regional MLS, it is deemed reliable but not guaranteed. This report does not include “For Sale By Owner”. The numbers highlighted in pink represents the zip codes where average home sales have exceeded.

A stable “healthy housing market has a supply of six month in inventory. Lakeland’s housing market has a total of 2338 including active Lakeland FL Homes for Sale and homes that have gone under contract (pending).  From the chart below you can see the housing trend with respect to Supply and Demand and the overall absorption rate for the Lakeland, FL housing market.

For the month of December, Lakeland’s real estate market of distressed homes had a market share of 61.01%. There were a total of 119 homes sold in December, according to Mid-Florida Regional MLS.

Best Barbecue in Town - Lakeland FL  Annual Pig Fest January 28-29, 2011


I can't imagine spending a better way than to attend this year's Lakeland's Annual Pig Lakeland Fl Annual Pig FestFest on January 28 and 29, 2011. In it's 15th year for its barbecue competition, such as the Kansas City Barbecue Society sanctioned competition, Publix Supermarket Backyard BBQ competition, and for kids, Kids-Q barbecue contest, enticing professional barbeque teams to travel to our beautiful city and compete in four categories: Ribs, Chicken, Pork and Brisket. 


Gates open on Friday at 5:00 p.m. with live music. I have heard that The Ed Wright Band take main stage at 6:00 p.m. and Sean Chambers will be the headliner at 9:00 p.m. 


The gates open on Saturday, January 29th at 10:00 a.m. for some barbeque braggin’ rights competition. 

On both days there is plenty of entertainment for the whole family to enjoy including: NASCAR Simulators, Interactive Children’s area, Live Music, Tasting Opportunities and some world class barbecue.

 


A tad bit of history lesson! It started all in 1994 when a small group of local businessmen attended the Blue Ridge Mountain town of Tyron, N.C. to watch a barbeque championship. From then on, a festival committee was established and Lakeland’s Pig Festival welcomed its first barbeque competitors in 1997. Since then, professional teams and backyard teams travel great distances to compete separate in now five different categories in Ribs (loin and spare), Pork (shoulder and butt), Chicken, Brisket (beef) and Sauce. The Kansas City Barbeque Society (KCBS) Professional Competition and Judging School considers Lakeland’s Pig Fest to be one of the finest events sanctioned by KCBS.  Lakeland’s annual  Pig Fest held at Joker Marchant Stadium has since then grown to over 300 Barbeque Teams competing for prize money and attendance growing quickly each year.   


The Junior League of Greater Lakeland became in 2005 the lead organizer for this great event and they do an outstanding job providing volunteers to see that this free event is run smoothly. The Lakeland Pig Festival has contributed over $500,000 to local charities and growing.  The event in itself is free, such as the concerts – as you walk towards the gate, let me suggest you buy “Pig Dollars” near the entrance for food and drinks and also some for your kids, since I’m sure they want to take part in arts & crafts, climbing and jumping. Don’t worry if you run out of the “Pig Dollars or “Pig Bucks”, there are various locations throughout the area for you to buy more. 


It is a fun event for the whole family to enjoy.

Defining Seller's Market In A Buyer's Market


Sounds confusing?  Bear with me while I will try to make some sense here about defining buyer's market and seller's market. You might wonder what about the old supply and demand adage - well it has nothing to do with supply and demand, but all about pricing.

Define Seller's Market - Buyer's MarketWhat is a seller's market?  For folks who are thinking about buying a home need to be aware and understand the definition of a seller's market. In a seller's market, home prices are generally higher therefore providing less value in the homes that are being purchased during that time. Low inventory and homes in great locations creating a bidding war amongst buyers that certainly can escalate the purchase price well above the listing price.

What is a buyer's market? Home buyers notice plenty of homes are available and prices are dropping creating better value.  Sellers during that time making great sacrifices by reducing the price just so their home appeals to the buyer. Less competition and more home to choose from compared to purchasing a home during a seller's market.  

Buying a home during the buyer's market can end up being a seller's market because it is only a buyer's market with one offer on the table, however when another offer is being presented to the seller it is no longer a buyer's market. This often happens now during the time where foreclosure dictate the real estate market and home buyers want a great deal creating multiple offers. But this also happens even in a traditional sale today with homes that are priced correctly

Imagine if all homes were well priced, chances are the time on the market for the homes would be a whole lot less than today's average time on market. I would rather see a balanced market than a buyer's market of today or a seller's market we experienced during the boom of 2005 and 2006 which created havoc amongst buyers and sellers.
