Home Buying and Satisfied Clients - Video Testimonial

Recently, I had the privillege to show a couple from Maine one of my listing. After the showing, I senced that they were not sold on my listing, although it was in their price range and the home was well maintained. It was not what they were looking for, mainly because of the layout of the home. So I kindly ask them if I could send them other listings in the price range. They said, sure why not - it beats driving around and not knowing where to go. I immediately sent them listings via email that was in their price range in Lakeland and Winter Haven area. Since their lease expired on May 1st, they needed to find a home real soon.

After narrowing down a list of possible listings, I made appoinments for showings at various location in Lakeland and Winter Haven, however, nothing that they were happy with. After a few days, we found a home that was located in Winter Haven in an over 55 community. They liked the area and the price range of the homes within this community.

The seller accepted our offer and after inspections, we closed at the end of April. The seller was happy because they wanted to move out by May 1st and my buyers were happy because the offer was accepted without counter and they were able to move in on May 1st.

Lakeland, Florida are you still looking over the fence?

So why don't you hop over and take a look at my market report for Lakeland and the surrounding cities within Polk County, FL. There are currently over 8100 properties for sale in Polk County. WOW - A lot of properties for sale and as long as Polk County has a high inventory, the prices will be dropping - Supply and Demand. My market area is Lakeland, which has around 2400 properties for sale. The average listing price in Lakeland is currently $234,000.

We are still waiting for the market to rebound. Last month according to the Mid Florida Regional MLS the numbers for Polk County homes sold dropped to 427 from 514 properties sold the previous year. The average sold price for Polk County for April 08 was $167, 285 compared to $198,367 in April 2007, a decrease by 15%.

Lakeland's market is almost a mirror image of all of Polk County. The average sold price for the month of April 08 was $163,555 compared to last year's number for April of $199,619. The data for this report was obtained from the Mid-Florida Regional MLS, it is deemed reliable but not guaranteed. This report does not include "For Sale By Owner".

Let's take a look at last month market report for the surrounding cities in Polk County:

Winter Haven - 69 properties sold - average sold price $175,753 

Bartow - 13 properties sold - average sold price $91,595

Mulberry - 22 properties sold - average sold price $143,686

Auburndale - 17 properties sold - average sold price $163,832

Harrison SingersThe Harrison Symphony Orchestra and Harrison Singers present "The Testament of Freedom" by Randall Thompson, as a tribute to our troops serving abroad. The Harrison Music Department concert will take place Tuesday, May 20, 2008, on the main stage of the Lois Cowles Harrison Center for the Visual and Performing Arts, at 7:30 p.m. Ticket prices per adult is $7.00 and per senior/student is $5.00. You may purchase tickets online through the Harrison School for the Arts web site. The box office is open the day of the performance at 6:00 p.m.

Mark you calendar - this concert is one of my favorite concerts of the year, which closes out the school year and always brings out the best. Folks from all over Polk County come to hear these young artists perform. The review of past concert goers is astonishing and they are always in ahh. Just recently, I attended the Young People's Concert in Winter Haven where The Harrison Symphony Orchestra performed. The lady sitting next to me was so moved by their performance, she literally expressed herself by simply shouting "BRAVO".

Randall Thompson composed "The Testament of Freedom" in remembrance of the two hundredth anniversary of the birth of Thomas Jefferson and based the texts on the writings of Mr. Jefferson.

ViolinWinners of the Harrison Concerto Competition, Peter Carrerou, Robert Fleitz, and Elizabeth Young, will be featured during the May 20 Harrison Symphony performance. In addition, the Harrison Symphony Orchestra will be performing music by Shostakovich, Alexander Borodin's Symphony No. 2 - 1. Allegro, and Peter Tchaikovsky's Cossack Dance from Mazeppa. 

 On a side note, I would like to mention that the Harrison Singers received an invitation based on the personal recommendation of Dr. André Thomas, professor of music at The Florida State University and artist director of the National Memorial Day Choral Festival to participate in the inaugural National Memorial Day Choral Festival at the John F. Kennedy Center for the Performing Arts on Sunday, May 25th 2008 in Washington D.C.  The Festival concert marks the 225th Anniversary of the end of the American Revolution and is designed to honor the men and women who have served, and died, to preserve our liberty and freedom.

The Honorable, Adam Putnam, United States House of Representatives Congressional District 12 of Bartow, will meet with the students Thursday afternoon for a tour of the Capitol building and a visit to the Senate and House.  The Harrison Singers will present 100 DVD's of the May 20 concert for distribution to our men and women serving in the armed forces abroad through Putnam's office.

The Television Production Department of the Lakeland High School Career Academy of Art, Design & Technology, in conjunction with Vista Audio, is producing the DVD.

In addition to participating in the concert, the choir will tour Arlington National Cemetery and participate in a special wreath laying ceremony at the Tomb of the Unknown Soldier on May 23rd at 1:15 p.m.  Other activities will include: tours of The Library of Congress, Supreme Court Building, and an evening walking tour of the Lincoln, Korean, World War II, Franklin Delano Roosevelt, and Vietnam Memorials.
